Smart Home Upgrades That Could Help Your Home Sell

When it’s time to sell your home, you want to get the most you can for it. A home’s value is based on a variety of factors, including the size, layout, location, and maintenance. Could smart home technology also influence the value?

According to real estate agents, smart home improvements can be used to enhance the sale of your home. While this type of tech might not boost the value of a home the way major energy efficient upgrades can, smart tech can draw attention to your listing and attract more buyers, making a big difference in how quickly your home sells.

Here are some of the most popular smart home upgrades on today’s market:

Home Security

One of the most significant ways that smart home technology can ensure the sale of your home is through the peace of mind that comes with knowing your home is secure.

It has become easy and inexpensive to add upgrades that allow you to see who’s hanging around your property with smart cameras, such as the popular Ring Video Doorbell. Another popular upgrade, keyless door locks, which means swift entry rather than fumbling for keys, and they also allow temporary keys for guests or agents showing the home, ensuring that everyone who enters was invited.

Smart Detectors

In the same vein as home security, smoke and carbon monoxide detectors are very important features that help keep a home—and the occupants inside it—safe. In fact, nearly two-thirds of home fire deaths occurred in homes without working smoke alarms. Smart detectors function as traditional detectors, sounding an alarm when smoke or CM is detected within a home. They also send a signal to your phone (or other connected smart device), alerting you no matter where you are.

Smart Lighting

A recent study showed that 63% of homeowners would like a smart lighting system pre-installed in their next home. Smart home lighting allows you to pre-program the lighting in your home, control the lights in your home remotely, and spend less on electricity. Don’t want to come home to a dark house? Turn on your lights before you leave work! Away on vacation? You can program your lights to make it look as if someone’s home to prevent burglary. Smart lighting is a valuable asset to any home for economic and aesthetic reasons.

Smart Kitchens

Most smart kitchen appliances are about convenience: from coffee makers that can brew you a cup of coffee from your bed, or fridge cams that let you see inside your refrigerator while you’re at the grocery store. Many of these items you probably plan to take with you once you sell, but, when put on display during a home staging, smart kitchen appliances can make a home a more attractive buy. Depending on how much money you want to invest, you can appeal to buyers with newer, smarter kitchen appliances that use less energy and can self-adjust to reduce waste.

Smart Staging

There are other smaller smart home tech additions that might not be permanent additions to the home, but can still help clinch a sale. Smart entertainment systems like smart TVs and smart speakers have great appeal to millennials on the go or gen-xers with kids (two of the largest groups of homebuyers!) during an open house. These systems can connect with smart home assistants such as Alexa, Google, or Apple, so the whole house is connected and smart tech friendly!

Selling a home means showing off the house to its full advantage. Smart home technology can assist in that by offering advantages valued by today’s homebuyer. It’s easier by the day to install these upgrades to your home, making it simple to make your home smart, and providing incentive for buyers to close the deal.
